While they get to know their new neighborhood, we’re hard at work on our next project, an assemblage of several lots just a few blocks away that will be combined into a significantly larger project. Half Gone
Congratulations to the new owners of units 2, 4 and 6 of our condominiums at the Kingman Flats project. And welcome to the neighborhood! The building is now half sold, and the new building manager has begun the process of helping set up the legal infrastructure of a condominium association as the owners take up residence in their new homes.

Drywall and windows are in!
There’s nothing quite like the effect of a building full of pipes, wires and framing being transformed by the installation of windows and drywall. Suddenly a bunch of utilities becomes recognizable as a future home.
A Peek at the Future
Construction continues apace at our six-unit condo conversion project at 1710 Gales; plumbing and ducting and electrical systems are all well underway. While we’re waiting, we can already get a glimpse of how the finished units will look through the magic of computer-generated renderings like the one above. The level of detail that this technology can provide is astonishing -- they seem to look more and more like actual photographs.
Not just a quick flip
At Pursuit Development, we’re in for the long haul. Our goal is to build a reputation for consistent quality that goes deeper than just smart floorplans and nice finishes.
1710 Gales is a good example. Not only are we renovating down-to-the-studs (see previous post), but we’ve broken up the building’s concrete slab and dug deep underground to replace the old, undersized drainpipes and other infrastructure. It’s not the prettiest part of the project – and it’s a lot of hard work – but we figure the future owners of these condominiums will appreciate fewer calls to the plumber. More importantly, it’s what we would do for our own homes.
Down to the studs
Work at our next major project is well underway. 1710 Gales is a former six-unit apartment building in an up-and-coming neighborhood at the eastern edge of Capitol Hill. PD is in the process of converting it into six beautiful two-bedroom condominiums. The "projects underway" section will soon contain floorpans, layouts and a rendering of the facade of the building. For now, and for our blog fans, we thought we'd add a scene from the rather spectacular demolition process.
GONE!
Our most recent completion, at 902 Maryland Avenue, turned out to be pretty quick for a Grande Dame. Even in the midst of relentless February snow she sold for full list price after only six days on the market -- solid proof that there's still a strong market for high-end renovations in great locations. After some fine-tuning to get the details just right, we have just put our finest property to date on the market at 902 Maryland Avenue NE. It is truly a historic Grande Dame with lots of great, beautiful spaces, updated with not only top-of-the-line modern conveniences but also classic features like Carrara marble and vaulted ceilings.

Cabinets and built-ins
We’re in the final stretch to bring 902 Maryland to market in January, and things are coming together nicely. As usual, if we have any delays it’s generally because of the slow permitting process!
The custom closets and kitchen cabinets are being installed and we’ll show you those soon, but in the meantime, check out the parlor built-ins. These kinds of details are designed to really set this house apart and retain the spirit of magnificence that went into the original design of this grande dame a hundred years ago.
Drywall makes a big difference
Now that we’ve passed all our inspections for the house’s core systems at 902 Maryland Avenue, the drywall is mostly up and the final outline of the rooms is starting to take shape. It’s a lot of fun to watch this process unfold. Drywall specialists were able to cover almost the entire interior of the house in a little more than a day, which is hard to even imagine if you haven’t watched it happen.
Once this process is complete and the drywall is painted, moulding goes up and things like cabinets and appliances start to be installed. Suddenly everything starts to feel like a home. For a developer, that’s the part that makes it all worthwhile.
Interior Design
The interior design for our new showcase home at 902 Maryland Avenue NE is really coming into focus. The large rooms and high ceilings almost demand a high level of finish and detail – from the baseboard to the built-ins to the crown moulding – but in keeping with our overall philosophy they will be generally clean lines and luxurious without being busy.
The high-end kitchen appliances and gas fireplaces will also reflect our signature approach of blending traditional and modern atmospheres. Take a look at some of the design elements we’ve chosen and see for yourself. Also, get an eyeful of the impressive view to the north from the roof deck!
Framing out
New stair layout frees up more room for living.
With demolition complete, we've been framing out the new interior design at 902 MD Ave. You can get a sense of the difference it will make by comparing the outline of the new center stairs with the old side staircase in our last post. The new layout really opens up the place, both functionally and in terms of the way it feels standing inside. Nothing makes a room feel more spacious quite like adding more space!
After the framing is complete, our crews will be installing new plumbing and then completely new wiring. They'll also start working on the house's HVAC and other systems -- all the modern upgrades that make living in a renovated property so much more convenient and energy efficient. Watch this space for more details as the vision for this wonderful old house begin to take shape.
Demo starts at 902 Maryland Avenue NE
Now that we have all the necessary permits, we've started demolition at 902 MD Ave. It's a large house that had been divided up into separate apartments, rather haphazardly. We're actually adding even more space, and opening up the existing rooms, to create the kind of palatial atmosphere you don't find in many older Capitol Hill townhouses.
Just one example: the staircase at left will be relocated to the center of the house, where it will include two turns with their own landings. This makes better use of the space and will be more attractive as well. Ultimately the house will feature four bedrooms including a large master suite, a guest or in-law suite in the basement, a chef's kitchen, custom cabinetry and a long list of other premium features.
We're also moving an alley light pole a few feet in order to open up the back for off-street parking -- a must when you're only a few blocks from bustling H Street and all its exciting nightlife. There will still be plenty of room for indoor-outdoor entertaining, or just relaxing in shade and privacy. From the original wrought-iron fence in the front yard all the way to the comfortable back patio, this home will feature everything a family could want in both classic and modern amenities.
